The N3 Property Group specialises in the letting and sales of Commercial and Industrial Property in The Upper Highway Area, including Gillitts, Kloof, Hillcrest, Waterfall and Bothas Hill as well as the greater Pinetown area, including New Germany, Maxmead, Westmead and Mahogany Ridge.

Introduction to The N3 Property Group Administration/Management Division

The N3 Property Group was initiated in July 1999 by the existing Members who jointly have more than 40 years experience in the Commercial and Industrial property business.

The thought pattern at the time was to start a property broking company that offered a "Unique-Hands-On" service by going the extra mile for their clients.

The natural extension of that business was the introduction of an administration division created to provide a hassle free management service for the private investor.

Not only do we provide a sophisticated Accounting system but have also introduced:

  • Lease Audit and
  • Asset Management

into our menu of services and in so doing have dramatically improved the returns on our clients property investments.

Menu of Services

  • Invoice and Collect rent (inclusive of Vat). (5%)
  • Read and recover water charges from Tenants and confirm Tenants electricity payments on a monthly basis.
  • Resolve maintenance problems and negotiate Contractor's fees with owner's approval.
  • Pay Contractors.
    • Maintenance
    • Garden etc if applicable.
  • Renew Leases with existing Tenants.
  • Debt collection.
  • Forward monthly Rental to owner with covering statement.
  • Resolve Tenant problems.
  • Periodic property report.
  • Lease Audit: Ensuring that the Lease is adhered to and that operating costs (i.e. Rates, Insurance utilities are recovered).
  • Asset Management: Maximising the potential income of your property.
  • Provide monthly Income and Expense statement.
  • Our costs would be based on services required.
  • Electronic Banking: Income and Expenses monitored daily.
  • Compile and submit VAT returns together with the necessary payment. (Additional payment of R150.00 + VAT)

Our admin system is linked to TPN Credit Bureau who monitor all rental payments.
